Southern states lead the nation in master-planned community home sales, and two North Texas communities rank in the top 50 nationwide.
Master-planned communities distinguish themselves from other types of residential development both in scope and scale, according to a report by the Dallas Business Journal. The communities are much larger than typical housing subdivisions, and include a variety of amenities. While master-planned communities may include infrastructure similar to other developments, such as pools, parks and paths for pedestrians and cyclists, they can also take it a step further with lakes, golf courses and even shopping and dining opportunities in the community plan.
The two North Texas communities that made the John Burns Real Estate Consulting 2019 top sales list were Woodcreek in Fate – developed by Dallas-based PMB Capital Investments and Southstar Development – and the Hillwood Communities’ Harvest development in the Northlake/Argyle area of Denton County.
Woodcreek in Fate came in at No. 41 with 401 homes sold. Harvest’s 383 home sales ranked 48th.
In total, the 50 ranked developments had a collective 31,000 home sales in 2019. At the top end, The Villages in Villages, Florida – developed by Villages of Lake Sumpter LLC – sold 2,429 homes.
While Texas master-planned communities didn’t come close to the No. 1 spot individually, some metropolitan areas saw collective growth that outstripped the Villages’ numbers.
In Houston, seven master-planned communities had a collective 3,462 home sales in 2019. And Austin is home to five master-planned communities that saw a collective total of 2,634 new homes sold.
The list also has communities in other states that are being developed by Texas-based companies, such as The Howard Hughes Corp., which has multiple master-planned communities in the list.
